Conventional vs. FHA
Conventional loans often work well for buyers with stronger credit and the ability to reach a larger down payment, while FHA financing can offer more flexible credit and down payment guidelines with mortgage insurance requirements.
Credit and down payment
Conventional programs typically reward higher credit scores with better pricing. FHA guidelines are generally more flexible on credit, with a minimum down payment commonly starting at 3.5%.
Mortgage insurance
Conventional mortgage insurance can often be removed once you reach sufficient equity. FHA mortgage insurance rules are different and, depending on the term and down payment, may remain for the life of the loan.
Which one fits
